A Third Proposed Development of New Apartments in Conshy

January 20th, 2013 · Planning Commission, Real Estate

No, this is not a repeat of my previous post regarding new apartments coming to Conshohocken.  The item marked in GREEN is the location of the third proposed development.

I received a tentative sketch plan for 401 & 433 Washington Street this week.  This sketch plan is very short on details.  There are no elevations, not size idea, not much at all.  Here is what I do know:

  • 616 unit luxury apartments
  • four buildings
  • building will be constructed over parking
  • living spaces will be above flood plain
  • complex will have on-site management

I’ve included an updated map of the proposed space.  Including this proposed development, the Conshohocken Planning Commission has received two additional proposals for apartments along the river in Conshohocken.  Total number of apartment units exceed 1300 units.  It is unclear how many bedrooms these 1300 units will include, but you can safely assume two people per unit on average, for a total of about 2500 new residents if all developments are approved.

As always, if you are interested in hearing more about these and other developments, make sure you attend the Planning Commission meetings.

New Apartments Coming to Conshy

January 4th, 2013 · Planning Commission, Politics, Real Estate, Traffic

I mentioned this on Twitter (Are you following me on Twitter?) a few days ago, but wanted to provide more detail on what I received.  There are two proposed developments along the river, both apartment buildings.  The first one is a tentative sketch plan which means it’s only for the review and comment of the Planning Commission and the public.  There are no time constraints for sketch plans.  The second is a conditional use application because it is located in the Specially Planning – 3 Zoning District.  The conditional user hearing must be scheduled for 60 days of receipts of application.

Millennium Block A/Phase 2 at Washington and Ash Streets
This appears to be a 320 unit residential apartment building situated on one four-story building, club house and rental office on just under 5 acres of land.  This building is on the east side of Conshohocken and is marked in RED on the map below.

West Elm Street at Corson Street
This appears to be a 352 unit residential apartment development.  This development will be 2 buildings, 8 floors each.  There will be 176 units in each building and a 2 level garage with 145 parking sports in each building.  There will also be a pool for each building.  The total size of the size of the development is just under 8 acres.  There are a slew of improvements and changes that are making to the area, the most interesting is the moving of the Schuylkill River Trail onto the property.  The buildings are on the west side of Conshohocken and are marked in BLUE on the map below.

As always, I suggest you get more information on these two developments from the Borough and of course attend the Borough Planning Commission meeting if you want to comment.  The Planning Commission meetings are held on the fourth Tuesday of the month with January’s meeting being on the 22nd.  The January meeting will likely be held at the Washington Firehouse due to the Wawa discussions, but normally they are held at Borough Hall.  All meetings are open to the public.
